How Time Pressure Affects the Outcome of a Negotiation
In Puerto Prince, Haiti, former President Jimmy Carter, Colin Powell, and Senator Sam Nunn were in intense negotiations with Haiti's military commander, General Cedras. The phone rang and it was President Clinton calling to tell them that he had already started the invasion and they had 30 minutes to get out of there. That was putting extreme time pressure on the negotiation, and people become flexible under time pressure. I'm often asked what to look for when picking a property manager. Its a great question, and I’ll try to cover a few important points. Although they can sometimes be expensive, they can also save you from many headaches that go along with being a landlord. I’m going to ask more questions then I’ll answer, but these are questions you’ll want to keep in mind when interviewing managers.

1 - Cost: Managers generally charge a monthly fee to watch and maintain your property. Those fees can range from as low as 5% or so, to upwards of 20%. Obviously, you should look for a company that charges less and provides more services.

2 - Communication: For me, communication with a manager is of the utmost importance. I need someone who uses email, and is responsive to both the telephone and email. If I don’t get a response back in a timely manner, it is time to walk. In addition, you need someone who can deal with you and your idiosynchricies. Some of us are needier then others. The Multiple Lessons of the Hawthorne Experiments
In 1924, MIT professor Vannevar Bush began a series of experiments at the Western Electric Hawthorne Works, in Cicero, IL. He wanted to test the impact of specific changes in the work environment on the output of the workers. The first study was the Illumination Study. Researchers turned up the lights. Productivity went up."Aha!" thought the researchers. They turned down the lights. Productivity went up.This was not what anyone expected. Bush and his team ultimately decided that the simpl

    Donations for a Worthy Cause
As I mentioned earlier, most companies have a budget for donations. Unfortunately these budgets are set well in advance and it is often difficult to get on the list. If you hold a fund-raiser each year and know well in advance when it will be held, you should take time to apply for donations. My Rotary club has an event called Cabaret they hold at the beginning of May each year. This is a very successful fund-raiser and they raise around $100,000 at this event. The event has sponsors, and donations that are us

Pages That You Should Include in your Website Design Part II
An About Me page should also be designed to give the visitor a bit of confidence in you. It should provide reasons why you should be regarded as an expert in your niche, mention any family you have – many people like dealing with family men since it indicates stability – and your experience in your subject. You must have a Privacy Policy if you ask for any personal details, even an email address. Hello, World - Hello, VoIP Telephony
The world has shrunk, thanks to an invention called the Internet. Communication is now made easier. Barely two decades ago, a person in Thailand has to wait for weeks for a letter from the United States. Now, a letter can be sent in a matter of seconds, through e-mail or electronic mail. A few years ago, talking to a person halfway across the world is guaranteed to cost hundreds, if not thousands, of dollars. Now, with the advent of VoIP telephony, it costs nothing more than a local phone call to your neighbou

3 - Termination of your Agreement: In the event that your “relationship” does not work out, you want to know up front what exactly it will take to terminate your agreement. Is there a charge for breaking your contract? Penalties?

4 - Repairs and Maintenance: Does the company have their own maintenance crew, or do they contract out to a handyman? How much do they bill out at? Can they handle all kinds of repairs? What happens if they can’t do something? Do they have other contractors that they work with?

In addition, you probably want to have a maximum that the company can spend without contacting you. Generally, I will allow my managers to do what they need to as long as it is for something under $100. I must confirm any expenses over
