    How Do You Sell When Your Product Sells Itself
    What would you say is a better job – A sales job where you have to use your sales skills to sell or a sales job where your product sells itself and you just take orders?Selling a product that sells itself makes your job much easier. You don't really have to sell. You just let it be known that you have the product available and the or

    Two Squidoo Or Not To Squidoo?
    Squidoo works alot like my brain. It allows me to go off in a lot of directions at the same time. Yes I am ADD.     If you`re pricing a home today,it`s much wiser to make sure the sellers don`t have delusion's of grandeur in thinking they`re home is worth more than the market bears.

    Case in point.

    I just got back from a listing appointment in Cooper City,Florida it`s a beautiful 4bed,3ba,2Cg SFH in a very nice community.It`s been listed for $544,000. The first Realtor held the listing since July,2005. The second one has held the listing since Nov. 2006.

    Both of them it seems never bothered to explain to the seller that the home is "Priced Too High", can you imagine keeping a listing on the MLS for such a long period of time?

    I spoke to the seller in great detail, showed them the comps, closed sales,pending sales and expired!

    It`s my opinion that we should list this home for $495,000. The seller looked at me as if I was from another planet somewhere in the solar system.

    They told me under no way shape of form would they sell their home under $525,000!

    I have no idea how many of you would handle this type of seller,but I felt that it was time someone "told these people the truth"..

    The conversation is as follows:

    Me: The home has been listed since July 2005! Do you realize this is an extremely long time for the home to stay on the market!

    Seller: We have to have a break even point in order to purchase our next home in Tennessee!

    Me: That's great,but the market has shown that the actual sale price is too high for this area, aren`t you concerned?

    Seller: The first agent we felt wasn`t doing their job properly, the second tried but didn`t bring us any buyers, which we blame them for.Our home is gorgeous! The AC is almost new (5yrs,) the Roof is in great shape ( 12 years) and the appliances are rarely used (9yrs old).

    I won`t go into more details except to tell you I looked at the seller and my watch, told them it was a genuine pleasure meeting them and explained that if they`d like to sell their home to give me a call.

    I can`t tell you I took the listing, I did however tell them their gorgeous home will probably remain on the market for another 1 year or so!

    The market is overflowing with overpriced listings, I`d rather sell a home that is priced to sell,not priced from hell!
